ACHIEVING TOTAL CUSTOMER SATISFACTION
 
STAGE 1     SELECTING THE RIGHT PLOT
We feel it is imperative that the time is taken to fully understand the client's needs and wants.  The priorities for each client may be different but usually include e.g.
  • Preferred choice of location(s)
  • The views that are most important, the plot's orientation
  • The size of property to be constructed
  • Total budget available including all fees and taxes
  • Services and amenities

Once this is done, we will select/locate a number of suitable plots and arrange to view.  On-site discussions are held with one of our architects and other project team members to determine which will be the best plot.

STAGE 2     BEFORE BUYING THE PLOT
Through the combined efforts of our architects and the client's lawyer, we will ensure all necessary checks are completed relevant to ownership, building regulations, planning for the surrounding area, debts on the property and no rights of way.  Of course, any deposits to secure the plot while checks are being finalised and final payment to gain title should only be paid through the lawyer.

STAGE 3     PREPARING FOR DESIGN
We cannot over estimate the value of attention to detail - both in the process itself and in the actual design of the property.  Clients are invited to hold further discussions with our architects and see their designs in reality before contracting their services and the services of a technical architect.  These will be formal contracts with their proposals in writing.  Depending on available paperwork, it may be necessary to obtain a topographical plan of the plot (clearing the plot beforehand if needed).  It will be necessary to obtain a soil sample. All of this is needed for foundation and structural calculations.

STAGE 4     DESIGNING THE PROPERTY / OBTAINING APPROVAL
All that's left to do is the design!!!  This can take a number of iterations with the client and architect working closely together to ensure all details and design considerations are covered.  The plots itself may have a significant bearing on the design feasibility.  Other project team members will assist in the choice of materials ensuring the client's tastes and budget are carefully considered.

The agreed project is submitted to the College of Architects for their approval.  Once approved, all the project documentation including the certificate from the College of Aparejadores (technical architects) is submitted to the town hall to obtain the building licence.

STAGE 5     CHOOSING THE BUILDER / CONSTRUCTION CONTRACT
We insist on fixed price contracts.  This means that each builder we invite to tender after their quality has been checked (normally 5) must include labour and material prices for everything specified in the full bill of materials.  We analyse and compare the quotations, check availability, and view construction quality again with the client who will make the final decision.

Based on the agreed quotation and all other relevant documentation, we recommend clients to use their lawyer to draw up a construction contract.  This may take some negotiation but ultimately we all have the basis upon which we can build the property.

STAGE 6     CONSTRUCTION
As the project may take a year to complete, we ensure the complete build cycle is well supervised by the architect and technical architect.  Each distinct stage of construction must be certified by both these professionals to allow the builder to continue.  The project team is responsible for client liaison, troubleshooting and problem resolution throughout the build period.

STAGE 7     POST CONSTRUCTION
Our builders are contracted to ensure that any building faults, should they occur, are fixed promptly and at no cost to the client.  Our project team will also assist our clients where necessary to facilitate a smooth and speedy occupation of the property
