Building Costs

A Guide to Avoiding Unnecessary Surprises

General budgeting - at the top level, a good general guide is to allow 10% of your total budget to cover taxes and fees

Land -  current prices vary tremendously along the coast and will vary again further inland - at the moment, the price per m2 can be anything from 9 euros up to 600 euros for prime locations

Cleaning the plot - if the plot is overgrown and needs to be cleaned to allow the topographical plan to be done accurately, this cost can vary between 2000 and 7000 euros depending on the plot

Topographical plan -  on an average plot of 1000 m2, this plan should cost around 600 euros

Soil sample - required by law, this geologist's report will cost around 2000 euros for 1000 m2 plot

Architect's fees (should equate to around 12.5% of the construction costs) -    again these can vary from location to location and can always be negotiated especially for large investment projects.
for a single villa of around 400 m2 on or near the coast, you can expect to pay 60 euros per m2 for the architect and about 20 euros per m2 for the technical architect 

Building licence - although the architects' fees include the costs of submitting the project for approval, a separate fee has to be paid to the town hall when the building licence is granted.  this can vary from district to district but should be between 2 and 4%

Builders' quotations - a recent survey in Spain has shown a general increase of around 20% in construction costs
as a guide, a good quality construction can be between 1000 and 1400 euros per m2

10 year guarantee (fully independent insurance cover) - required by law, this is separate and independent from both the architects' insurance and the builders insurance; it is recommended to obtain different quotes as this cost will vary depending on company, district and extent of the guarantee
